Constant monitoring and professional management ensures that the property is not only protected against encroachers and miscreants but also surveyed for deterioration due to natural causes. You may not always have the time to constantly check up on your investments especially, when your property is located far away from you or when you move away overseas for work. Encumbrance Certificate

When you mail us a soft or hard copy of the required document at your convenience,

  • We approach and apply to the sub-registrar under whose jurisdiction your property lies. We chase and follow up on the same until the task is complete leaving you stress free.
  • As soon as the EC is obtained, we upload it to your Yessets Portal Account, where you can keep a copy of your documents, safe and protected. We also provide a hard copy on request and additional cost.

Property Tax

Pending tax dues are best solved by filing and paying your taxes immediately to avoid penalties and worries. When we receive the documents from you,

  • We visit the jurisdictional municipal authority and get an estimate of the tax due on your property.
  • You can, as convenient for you, transfer the money online or send us a cheque. We procure a DD (Demand Draft) and make the payment.
  • On making the payment at the local municipal office, we obtain a tax paid receipt and upload it to your Yessets Portal Account or send it through email.

Property Updates

Post purchase of a plan suitable to your needs and registration on the app, our team inspects and visits the property location regularly. You can access the comments, images and videos of all the visits through the app and keep track on all the updates and progress of the work of your property. You also receive email notifications of updates on the app. Our team is easily accessible 24/7 through the portal for any queries that may arise.

SELLING & BUYING ASSISTANCE

Selling Assistance

Documents will be verified and deeds exchanged. We handle all the paperwork without you breaking into a sweat. Our assistance is available from the very start to the finish. Our services are nominally priced and are based on the amount of paperwork required.

  • Once we receive the property description, we inspect the property for evaluation.
  • We screen and verify the documents. We also offer advice on the current market price.
  • We help put the word out and send the profiles of potential buyers to you.
  • If you would like to steer clear of the hassles of a negotiation, we will negotiate on your behalf.
  • As soon as you identify and finalize a buyer, we get to work with all the right documents required. If there are any documents missing for the required sale, we procure them for you. This includes the Encumbrance Certificate, Khata Transfer/Khata Certificate/B- Khata and Property Tax records.
  • We have a panel of contractual lawyers who review the paperwork for any encumbrance/legal issues and put things in order for the sale.
  • Your interests are well protected by our lawyers who help draft and check the sale agreement.
  • To ensure a clean transaction, the lawyer's assistance is available up until the registration.
  • We schedule an appointment on for the execution of the sale and signing of the documents.
  • A Yessets Executive will be physically present with you or your Power of Attorney (PoA) holder at the time of registration. We ensure the entire process is smooth and easy.

Buying Assistance

Buying a property is usually no easy task in India. Apart from being a huge financial decision the paperwork and verifications required can easily dishearten one. We provide the following services under buying assistance:

We identify a number of properties, based on the plan you choose based on your requirement, and send in reports that include information, pictures, etc. each week for you to choose from. We arrange site visits each week for the properties you shortlist, as convenient for you; especially around the weekend.

1. Property Assessment Report

When you identify a property, we carry out a thorough inspection of the said property and survey to understand and identify its value as a purchase, advantages & disadvantages.
The report on property contains information on:

  • Accessibility
  • Pros & cons of the location
  • Facilities available
  • Builder's details
  • Construction status (if the building is under construction)
  • Age of the property if being resold
2. Legal Scrutiny Report

Scrutiny of property papers like Sale Deed, Mother Deed, Khata / Patta Certificates, Encumbrance Certificates, Tax Paid Receipts, various clearance / approval certificates, RTC extracts, etc. to find out the ownership and marketability of the property. This legal verification will be done by an experienced lawyer on request. Our lawyers will assist in drafting/ reviewing the sale agreement with your prime interest in mind. They will also help review the sale deed prior to registration and ensure the transaction is clean and allows for peaceful possession of the property. You will be made aware of the registration fee, stamp duty charges, etc. while we also assist you in putting together the payment instruments in time (if required). Even with the lawyer's nod on the papers (legal vetting), we go above and beyond our call of duty and check if the paper work tallies with the records of the local sub-registrar office. By doing this we authenticate the paperwork for its genuineness. During these transactions, we represent only one party, i.e., our client to ensure that there is no conflict of interest. Legal scrutiny is an additional service and will be billed accordingly.

3. Assistance with Bank Loan

If you wish to purchase the property with financial assistance, we provide information on all the banks offering such loans, interest rates, etc. while assisting you make the choice best suited for your requirement. Assistance is also available on applicable TDS deductions.

4. Post Purchase & Delivery Assistance

We offer assistance in obtaining Encumbrance certificate, Khatta / Patta certificate and payment of property tax after registration.

Note:

Legal fees, Authentication fees, Name Transfer charges for property documents like EC, Khata / Patta / Property tax and professional fees of Tax Experts (if any) will be separate and shall be billed on actual cost. These charges have to be borne by the customer. International shipping charges, if required, will be charged additionally.

We also list your property on the Yessets Portal and on different classified portals as the single point of contact for all the enquiries generated. We coordinate with the prospective buyers and conduct property viewings.

  • A verified listing on the Yessets portal is required as part of this service and will be charged separately. Any paid listing on other property portals, national newspapers, if opted for by you, will be charged as per actuals.
  • We advertise with our company hoardings around the city based on your chosen plan.
  • We also spread the word among our clients.
  • We explain and highlight the best features of the property to prospective buyers as the single point of contact for all enquiries generated.
